To assist with the daily and strategic asset management of the property portfolio, to challenge and manage operational property costs, manage rent reviews, manage consultants, support the Head of Estates and the Legal & Property Director.

Key Responsibilities include:

Asset Management

  • Review all payments to landlords as required.
  • Liaise and manage Assure with regard to service charge and insurance queries.
  • Liaise with Montagu Evans on business rates and BID queries.
  • Liaise with Technical Services on repairs required to stores by landlords (and their insurers).
  • Liaise with Retail Ops regarding issues raised by store managers and regional directors.
  • Support store managers and advise them over day to day issues and developments in their locations.
  • Liaise with Store Development, Technical Services and landlords with regard to licences for alterations for work on stores.
  • Assist with building surveyors where appointed.
  • Assist with the preparation of annual budgets and budget monitoring throughout the year.
  • Liaise with and assist finance with any queries throughout the year.
  • Manage store rent reviews, rent review budgets and rent review consultants.

People Skills and Communication

  •  Ensure effective communication at all levels both internally and externally including, Technical Services Team, Finance & Accounting services, Retail Operations and Store Development
  • Establish relationships with store managers, regional directors, landlords and asset managers to influence, communicate and enable collaborative working to achieve desired results
  • Liaise with and manage external consultants including appointed solicitors and surveyors
  • Represent the company if required in external bodies such as REVO and PMA
  • Listens effectively considering all points of view before responding flexiblyEncourages open communication between peers and functions

 

Job Complexity

  • Understanding of financial budgeting process
  • Understand and have experience of retail rent reviews
  • Be able to interface with all levels of the business
  • Good understanding of property law
  • Ability to instruct and manage external consultants
  • Identify areas in which the business can reduce its property cost base
  • Identify opportunities to sub let/dispose of space within stores

Other requirements

  • Degree level education
  • Have a professional property qualification
  • Previous experience working as a Chartered Surveyor
